JLL advises on the sale of a last mile logistics property in Łódź.
P&M Investment has finalized the sale of Brukowa Business Park, a 12,000 sqm warehouse park in Łódź. The buyer is Palmira Capital Partners. During the transaction, the vendor was represented by experts from the advisory company JLL.
Brukowa Business Park is a modern, last-mile logistics facility with over 11,000 sqm of warehouse and 1,000 sqm of office space, both featuring the latest energy-efficient solutions. The park consists of one building divided into three sections, which can be leased out independently of each other. The technical dimensions of the three areas allow for great flexibility, which can be attractive to both SMEs and large tenants looking for either simple warehouse space or more complex solutions tailored to specific needs.
The investment is distinguished by its attractive location within the city’s limits, in the industrial district of Bałuty. Brukowa Business Park is only 10km from the city centre, and is well-served by bus, tram and train services. In addition, the warehouse park is close to Łódź Western Ring Road under construction, and within easy reach of the A1 and A2 motorways.
Due to a well-developed road infrastructure, location, and extensive labour pool, Łódź together with the Central Poland region, is a very prominent destination on Poland’s warehouse map and one of the country’s key logistics hubs. The sale of Brukowa Business Park also illustrates that growing investor interest in city logistics projects is not exclusively limited to Warsaw. It is a result of urbanization, the increasing popularity of same day delivery as well as the transformation of supply chains",
