The construction and finishing phase of the new Warsaw office of the CMS law firm, which is soon moving to Varso Tower, is underway. Comprehensive consulting and implementation in the process of creating the new CMS office - from choosing the location to the delivery of the space - is being handled by experts from JLL, a leader in real estate consulting in Poland, and Tétris, a JLL Group company specializing in Design and Build projects. Trzop Architekci design studio supervised the project during all stages.
CMS law firm approached us with a need to make a real revolution in the approach to their office space. The client wanted not only a change of location, but more importantly, a new space that supported a company culture focused on caring for the health and well-being of employees and building internal and external relationships. As an advocate of ESG, JLL places the creation of a modern and welcoming work environment at the center of its efforts, so we were happy to be involved in the project. It exemplifies JLL's comprehensive approach to serving clients - we advised the law firm on office selection, lease negotiation, and are responsible for project management and certification, as well as design and fit-out work in cooperation with the Tétris team. In turn, JLL's Workplace Advisory & Change Management department prepared a responsive office change strategy for CMS, which is reflected in the continuation of the ‘cultureplace’ strategy developed by CMS in the last few years.

The certification was a priority for us, already at the initial stage of planning the new office. As an organization, we are still evolving. We already have so many well-established elements of our organizational culture that it was time to confirm the quality of our proposed work environment with certifications. With BREEAM, we know that we care about ecology already at the construction stage, with the assurance that proper materials are used in the office. The WELL certification, on the other hand, confirms our focus on how employees and clients will feel in these spaces. The WELL guidelines help support the education of the users of space about how they can better care for workplace well-being.

We designed the office together with Trzop Architekci studio. We rearranged the entire space, based on the results of CMS' joint work with JLL experts on the optimal layout of the space to meet the current needs of the law firm. It is worth noting that CMS employees had a significant voice in the entire process of the project's creation. This space is certainly the office of the future. It will contain a lot of new technologies, as well as visually attractive solutions.

The design team led by Bartosz Trzop, consists of creative and experienced designers, for whom architecture is not just a job. The main activity of Trzop Architekci studio is the design of office spaces for the largest domestic and foreign corporations in the Polish market. We have already completed nearly 300,000 sqm of office space, and our clients include such companies as Google, Microsoft, Honeywell, Santander and L'Oréal. A smaller but equally important part are cubic projects, among which you can find office buildings as well as single-family houses or residences. TA is one of several studios that created the Koneser Prague Center, designing two buildings and an exhibition center there. An important idea cultivated by TA's designers is sustainable development.
