High standard apartments in the heart of Wrocław

Tétris, a leader in fit-out services, was responsible for the interior construction works in the Młyn Maria luxury residential project.

Młyn Maria in Wrocław is another project renovated by RealCo Property Investment and Development, a real estate company operating on the Polish market since 2010. Tétris was responsible for the fit-out works in this investment.

The project included the revitalization of two mills, Maria and Feniks, which no longer operate. Restoring the historical buildings, which have been decaying for years, and adapting them to the new, residential function were the main objectives. The investor also took care of the development of the surrounding space as part of the project and created there a public area. Underneath there is a garage equipped with charging stations for electric vehicles.

The unique location on two Odra River islands: Młyńska and Piasek, as well as its rich, centuries-old history, makes the renovated Młyn Maria one of the most prestigious residential investments in Poland.

Location directly on the Odra River, in the historic, advertising-free area of Wroclaw, protected by a resolution of the Wroclaw Cultural Park "Old Town", is an additional advantage of the facility.

What distinguishes this investment is the "ready to move in" standard developed jointly by RealCo, architects, and interior designers. The client receives a comprehensively finished apartment. The unique standard includes: fully finished bathroom, kitchen with built-in furniture and appliances, wooden floors, fitted closets, and internal doors.

The concept of offering already finished apartments responds to the needs of customers who value their time and comfort. Such an offer is characteristic for properties from the premium segment. Aesthetics and refined details, referring to the history of this place, will additionally emphasize the values of the entire investment. While in the spirit of modernity, we have implemented the latest technical solutions, such as the FIBARO intelligent house management system.

The interior fit-out of the Młyn Maria was entrusted to a team of experts from Tétris. In total, they prepared 119 residential units with a surface area ranging from 25 to 130 sq m, as well as the entrance halls to 4 staircases of the investment. This cooperation is another successful experience for both companies. Previously, Tétris completed work for RealCo on a revitalized tenement house on Wilcza Street in Warsaw.

The beautiful location of the investment was also the biggest challenge for us. Transport of large vehicles could not enter the city center at just any time. In addition, we had to cope with tonnage and overall dimensions limitations. We organized delivery of materials in such a way as not to block the passage on the roads and not to disturb the residents of the surrounding buildings. Our team coped with this task without any problem. We carry out many projects in which logistics and efficient management are an extremely crucial element.

The scope of work included the implementation of drywall constructions, laying tiles and floorboards, mounting plinths, sanitary equipment, painting, and coordination of subcontractors involved in the implementation of kitchen furniture, wardrobes, and doors.

It took Tétris 7 months to complete the assigned tasks, and at its peak, the team involved in the project numbered nearly 130 employees. The work coincided with pandemic restrictions and required extreme caution.
